Ellyn & Main is a Keller Williams Premiere Properties team, and the name is not decoration. Glen Ellyn is a village of roughly 29,000 people about 24 miles west of downtown Chicago, and it is one of three towns I actually work rather than one I claim on a map.
Two houses a few blocks apart here can be in different markets. The walkable blocks near downtown and the train behave nothing like the larger lots further out, and a pricing model that averages the whole village will be wrong in both directions - usually by enough to cost you a season.
Comparable sales in writing, weighted to your block rather than to the village, because the village average is not a market you can sell into.
On older houses the inspection is where deals die. I would rather find it before a buyer does and price accordingly than renegotiate under pressure.

Yes, more than in most towns this size. Proximity to downtown and the train, lot size and the age of the housing stock all shift within a few streets. An estimate built on the whole village will miss in one direction or the other.
Deal with what an inspector will find, before a buyer finds it. That is usually mechanicals, moisture and anything that reads as deferred maintenance. Cosmetic updates on an older house rarely return what they cost right before a sale.
A well-priced house in reasonable condition moves. The thing that stretches a timeline is starting too high, because the first three weeks are the only ones where you get full attention. In a market this small, a stale listing is visible to everybody.
